Demolition in Greeley has one scheduling fact that outranks every other consideration, and it catches people every year. Colorado requires ten working days’ notice to the state before any demolition — not just before an asbestos abatement, but before any demolition, whether or not asbestos turns up. That comes from CDPHE Regulation 8, Part B, which treats asbestos as an air quality matter rather than a waste matter. Ten working days is two calendar weeks. It is not expensive — the state’s published figures are a $60 notice and, for a single-family residential project, a $180 permit — but it will reorder your program if you find out about it late. The CDPHE asbestos line is 720-507-5136 and the department is at cdphe.colorado.gov.

The reason it matters so much here is the age of the buildings. Greeley’s median year built is 1985, roughly 46 percent of the housing predates 1980, and nearly 29 percent went up between 1960 and 1979 — the peak years for asbestos-containing floor tile, mastic, pipe insulation, textured ceilings, siding and roofing products. Regulation 8’s single-family trigger levels are 32 square feet of surfacing material, 50 linear feet on pipes, or the volume of a 55-gallon drum, and a certified inspection is expected to identify the material before the work is planned around it. The one clean exemption is date-based: buildings built after 12 October 1988 are outside the regulation. In Greeley that exemption is the exception rather than the rule.

Then the City’s own layer, which is short and unambiguous. Greeley Municipal Code § 12-269(b) provides that “all refuse and debris remaining as a result of the demolition or repair of any buildings or the erection and completion of any buildings shall be removed following substantial completion of the work,” and § 12-269 as a whole makes an accumulation a code infraction. § 8-371 adds that nothing in the refuse code relieves contractors of the duty to clean up their own work sites. So in Greeley clearing demolition debris is an obligation attached to the property rather than a matter of taste. Inside the city limits this is a City question — Greeley 311, (970) 351-5311.

Demolition debris is the densest mixed stream we handle, and the sizing follows from that rather than from the size of the structure. Plaster and lath, tile set in a mortar bed, old flooring in layers, roofing, cast iron, brick and the dirt that comes with a foundation are heavy enough that lawful road weight runs out long before the container is full. The instinct to take the biggest box available is exactly wrong on this work. A 30 or a 40 filled with strip-out material is a truck that cannot legally leave the site, and the discovery happens on the day the crew is standing in the rubble.

The placement rules are the same ones that apply to everything we set, with one wrinkle that matters on a demolition. Greeley adopted the 2021 International Fire Code at § 22-454, effective 1 January 2023, and made no amendment to Section 304 — so Section 304.3 applies as written: no dumpster stored inside a building, and none placed within five feet of a combustible wall. On a partial demolition, the wall you are measuring from may be the one that is coming down next, so it is worth agreeing the placement with the crew before delivery rather than moving the box mid-job. The Greeley Fire Prevention Bureau answers on (970) 350-9510. Call the yard on (970) 888-6911 and describe the structure, the material and the phase.

Demolition Work We Set Containers For

Interior Strip-Out And Gut Renovation

Drywall or plaster and lath, ceilings, flooring in layers, cabinetry, fixtures and old mechanical. Dense, fast and produced in a couple of days, which makes it the classic case for a smaller container loaded flat rather than a large one.

Kitchen And Bathroom Demolition

Tile in a mortar bed, cast iron, cabinetry, counters and subfloor. Bounded but surprisingly heavy — a bathroom floor with a thick mortar bed under the tile weighs far more than its volume suggests.

Detached Garage And Shed Removal

Framing, sheathing, roofing, siding and the slab if it is coming out. Mixed density, and the slab is a separate stream that belongs in its own small container. See concrete and heavy debris.

Deck, Porch And Pergola Demolition

Boards, joists, posts, footings and railing. Bulky and light on the way out until the concrete pier footings come with it, at which point the load changes character entirely.

Chimney And Masonry Removal

Brick, block, mortar and flue tile. Pure weight, and it belongs in a 10 loaded flat across the whole floor. Keeping it clean also keeps its disposal routes open.

Outbuilding And Farm Structure Removal

Common on the county ground around Greeley. Old timber, corrugated sheet, fencing and accumulated contents — and out there the fire code answer comes from the local fire protection district, not from the county.

Pool And Hardscape Removal

Concrete shell, coping, decking and the fill that goes back in. A heavy job in every direction and one that usually needs more than one container, staged rather than simultaneous.

Pre-Demolition Clear-Out

Emptying the building before the structure comes down — contents, fittings, carpet and anything salvageable. Worth doing as a separate phase with its own container, because mixing contents into a demolition load makes both harder to route.

Sizing A Demolition Job

Demolition is a weight problem before it is a volume problem, so the containers run smaller than people expect. For an interior strip-out, a 20 yard loaded deliberately is usually right, and on plaster, tile or layered flooring a 15 is better still. A 30 yard suits a structure coming down where framing, sheathing and roofing dominate the load and the density is moderate. A 40 yard only makes sense where the material is genuinely bulky and light. And anything that is essentially masonry — a chimney, a slab, footings, brick, tile with a mortar bed — goes in a 10 loaded flat, kept clean and kept separate. The habit that saves the most money on a Greeley demolition is running two streams: one small container for the heavy material and one larger one for the mixed. Our Weld County disposal guide works through where each goes.

Sequence, Notice And What Not To Assume

Four things to settle before the first swing. The notice. Ten working days to the state for any demolition under CDPHE Regulation 8, Part B, plus a certified inspection to identify asbestos-containing material where the building predates the 12 October 1988 exemption. That is a calendar item and it comes first. The utilities. Colorado 811 wants two business days by statute — C.R.S. § 9-1.5-103, not counting the day of notice — and Colorado 811 advises three; white-line the area first, and call 811 or 800-922-1987. Disconnections and caps are their own separate arrangements. The placement. Timber plating or plywood under the wheels and rear rollers on disturbed ground; sixty feet of straight approach, eleven feet of width, twenty feet of overhead for the hoist; and five feet of clearance from any combustible wall under Section 304.3 of the 2021 International Fire Code as adopted by Greeley at § 22-454. On a partial demolition, agree that placement with the crew, because the reference wall may not survive the week. The load. Flat, level, and tarped — demolition debris is exactly what a chinook scatters, and one of the landfills serving this region publishes that all uncovered or unsecured loads will be charged double. One sequencing point that saves a re-handle: strip the contents and the fittings out with their own container before the structure comes down. Mixing carpet, furniture and stored material into a demolition load makes the whole box harder to route and heavier than it needs to be, and on a Greeley property with an old outbuilding there is usually far more stored material in it than anybody remembers.

How it works

Demolition Debris Removal in four steps

  1. 1

    Tell us the job

Two minutes, and a cross street and an avenue is enough to place you on this grid. You hang up with a flat number that has the disposal inside it.

  2. 2

    We set it down

The driver walks the approach first, puts mats under both rails, and keeps the box the five feet clear of combustible wall that Section 304.3 asks for.

  3. 3

    Fill it flat and low

Use the days in your window. Heavy on the bottom, nothing standing proud of the rail, and tarped — wind is the risk here, not rain.

  4. 4

    Say the word

Ring or text and we pull it. Metal, cardboard and electronics come out on the way, and the rest goes to a gate permitted to take it.

Demolition Debris Removal FAQs

Do I really need to notify the state before demolishing a shed?

The rule as published is broader than most people assume, and the safest answer is to ask rather than to guess. CDPHE Regulation 8, Part B requires ten working days’ notification for a regulated asbestos project and for any demolition, with buildings built after 12 October 1988 exempt from the regulation. The published fees are a $60 notice and a $180 single-family residential permit; a demolition notice has its own schedule. Whether a particular structure on your property falls inside it is a question for the division rather than for us, and the number is 720-507-5136. What we can tell you is that in a city where roughly 46 percent of the housing predates 1980, the exemption date rarely helps — and ten working days is two calendar weeks that has to sit at the front of your program rather than the back.

What size container for an interior gut?

Smaller than instinct suggests. Strip-out material is dense — plaster and lath, tile in a mortar bed, layered flooring, cabinetry, old mechanical — and it reaches lawful road weight long before it reaches the rail. A 20 loaded deliberately is the usual answer for a whole-floor gut; a 15 is better if the load is dominated by plaster, tile or masonry. The mistake we see most is a 30 booked because the house is large, filled to two-thirds with strip-out, and then unable to be hauled. If the job is genuinely producing both dense and bulky streams, two containers is cheaper than one. Describe the rooms and the materials on (970) 888-6911 and we will size it properly.

Can concrete and framing go in the same container?

They can, but on a Greeley demolition it is usually the more expensive way to do it. A mixed load is limited by the heaviest thing in it: put a chimney’s worth of brick into a container of framing and the box reaches lawful road payload with the top half empty. Beyond that, a clean masonry or clean fill load has disposal routes that a contaminated one loses, and separating the streams at the point of demolition costs almost nothing while separating them afterward costs a great deal. The practical arrangement on most sites is a 10 for the masonry, footings and slab, loaded flat, and a 20 or 30 for everything else. See concrete and heavy debris.

Do the same rules apply outside the Greeley city limits?

No, and we are not going to pretend otherwise. Inside the city, Greeley adopts its own building code (2021 IBC at § 22-31), its own residential code (2021 IRC at § 22-76) and its own fire code (2021 IFC at § 22-454), all effective 1 January 2023, and enforces the fire code through its own department with seven stations. Step onto unincorporated Weld County ground and the Building Department at 1150 O Street, (970) 400-4000 is the authority on a different edition, and the county adopts no fire code at all — the answer there comes from the local fire protection district. In the separate towns around Greeley each municipality has its own government and its own rules, and we did not establish them; call the town and ask. The state asbestos notice, though, applies everywhere in Colorado.

What cannot go in a demolition container?

Asbestos-containing material is first and it is not negotiable — it is a regulated waste stream with its own notification, method and disposal requirements under CDPHE Regulation 8, Part B, and it does not go in a general container. Electronics are banned from Colorado landfills under C.R.S. § 25-17-303, in force since 1 July 2013. Tires are refused locally. Then liquids, paint, solvents, adhesives, fuel, oil, pressurized tanks, batteries and hot ashes. Fluorescent tubes and ballasts from an older commercial strip-out need separate handling. Household-scale chemicals from a Weld County address go free to 1311 North 17th Avenue in Greeley, (970) 400-2217, 200 pounds per visit, nothing over five gallons, no plastic bags, and no electronics or appliances. Tell us what is in the building and we will tell you what has to come out first.
